DURING
YOUR ESCROW WE, AS YOUR AGENTS, WILL DO THE FOLLOWING:
1. Verify that escrow has been opened
and that the buyer's earnest money has been deposited.
2. Order the preliminary title report
from the escrow company, examine it, and make sure that problems
of title, if any, are disclosed and resolved.
3. Order the required Report of Residential
Record (3-R) from the City of San Francisco and deliver to
the buyer's agent.
4. Prepare all forms required, obtain
necessary signatures and retain in escrow file.
5. Ensure that buyers and sellers receive
copies of all documents pertinent to the transaction.
6. Ensure that all contingencies are met
and removed within the time limit provided, or obtained necessary
extensions to remain "in contract".
7. Keep the seller informed of the progress
of the buyer's loan application.
8. Meet the appraiser at the property
to answer any questions about the home or neighborhood and
provide them with recent comparable sales in the area.
9. Verify that the buyer's deposit is
increased as required by the contract.
10. Be present during all inspections
and keep the seller informed of their findings.
11. Represent the seller in further negotiations
that may result from inspections.
12. Attempt to have all closing papers
drawn well before the close of escrow so that if any problems
arise they can be resolved in a calm and timely fashion.
13. Coordinate closing and move-in dates
so that it is convenient for both parties.
